The property includes a three-bedroom home set in an established garden with mature trees and lots of roses.
The kitchen has electric cooking, there is slow combustion heating and evaporative air-conditioning, and adjacent the home is a single vehicle garage.
Soils throughout “Benloch” are red and grey loams and the property is rated at 82 per cent arable.
The vendors have been running a grazing operation of 1000 Merino ewes, with 300 ewe replacements, 20 x 20 cows and calves, providing an opportunity for lamb trading.
The property is fenced to 12 main paddocks and there are also smaller holding paddocks around the infrastructure.
About 150 acres of grazing oats was sown in May, so the feed is on its way.
“Benloch” is well watered with 12 dams that hold well, with the largest providing water for a tank that supplies the garden and troughs in paddocks around the infrastructure.
The home is on rainwater that is collected from the woolshed and a tank at the house.
Farming infrastructure includes a raised two-stand wool shed with sheltered sheep yards, timber cattle yards, a five-bay machinery shed, and a three-bay machinery shed with workshop area and power.
For grain and fodder there are three self-emptying silos with 155-tonne storage capacity, as well as a five-bay hayshed.
